In addition to our application fee of AUD100, we require a month’s rent in advance and a refundable furniture deposit of AUD1400 plus one week’s rent as bond. The application fee is credited towards your first month's rent, and is refunded if your application is unsuccessful, but not if you change your mind. You also need to budget for utility connection fees, particularly electricity and telephone. Connection of gas and water is usually free, electricity connection costs about AUD26 and telephone re-connection about AUD55 (shared equally among housemates). Utility costs are not included in the rent.

As a client of Embrace, you have the right to contact us at anytime with any issues regarding your tenancy, the property or furniture. We will endeavour to resolve all your concerns quickly and efficiently. The maintenance of most items in the property is the responsibility of the landlord; however you will be liable for any damage caused. At the end of the lease, the carpets must be professionally steamed cleaned. We can organise this - it will cost approximately AUD25 per person.
